Department FunctionOur entire business begins with the securing of high-quality land, bought at the appropriate time from a variety of sources. Strategic Land identifies land and realises it’s potential over time through planning strategy. After planning approval, the ‘site’ is handed over to our regional business units for the next stage of the process detailed planning and moving into production. Working as a Senior Strategic Land Project Manager you will play a key part in this journey managing schemes from initial identification of land to its acquisition (freeholds, options, hybrids and promotion agreements) and beyond. Establishing effective strategies for land interests to be promoted to ensure deliverable housing land for development by Taylor Wimpey businesses and good placemaking. You will be responsible for managing the Strategic Land assets in the operating areas covered by the regional business units primarily Bristol, Exeter and Southern Counties within the Central and South West Strategic Land team A key focus of the role will be on delivery through management of planning and technical issues on the existing portfolio, as well as supporting on assessment of new land opportunities. Job summary/PurposeLocal plan promotion work, planning applications - predominantly to outline to be decided locally and through Appeal process, including managing consultants, engaging with local authorities and other stakeholdersLiaison with landowners over progress on site promotionThe monitoring of competitor activityCommunity engagement on site promotions and planning applicationsTaking ownership of project viability and deliveryProduction of progress reports on key projectsProduce and manage budgets and professional feesSupport on the acquisition of sites identifying planning strategies and technical constraints and opportunitiesProduce scheme viabilitiesManagement of fee spend in line with budget forecastsPrimary ResponsibilitiesLiaison with landowners over progress on site promotion Responsibility for the renewal/extension of options Input into the production of developer collaboration agreements Community engagement on site promotions and planning applications Management of planning activity to deliver key targets Taking ownership of project viability and delivery Production of monthly progress reports on key projects Produce and manage budgets and professional fees Produce scheme viabilities Management of fee spend in line with budget forecasts Select and manage Consultants in preparation of planning applications and appeals Have an in-depth knowledge and clear understanding of the continually evolving planning system Understand the importance of viability in the negotiation and delivery of development.
