Job Title: Regional Building Services Manager

Location: Widnes (North west Region)

Our Northwest region, operating out of our regional office in Widnes, is seeking a Regional Building Services Manager.


About you

  • The successful applicant will be technically sound in all areas of MEP building services with a proven track record in a main contractor environment on mid to large building schemes in the UK.
  • Having significant experience with MEP contractor and consultant supply chain within the North west.
  • Active within the wider built environment, understanding legislative changes and movement in the industry affecting project requirements for certification/ accreditations.
  • Embracing mentoring and support of other members of the team, you’ll give sound technical advice throughout pre and post contract stages of the regional a projects, understanding their requirements.
  • Allocate adequate and suitable resource to managing the design processes on all Stage 1 and 2 tenders and live contracts whilst monitoring performance in accordance with VINCI Design Management processes and procedures.

Specific task & responsibilities


General Design Work

  • Support the Business Development team on pre-qualification submissions and presentations.
  • Undertake interviews and or audits on prospective Design Teams.
  • Provide technical support for Design Management Team, including 3rd Party updates on legislation.
  • Participate in design performance reviews for all primary, secondary and specialist subcontractor designers.
  • Participate in design autopsies on primary / secondary design defects.
  • Attend all project pipeline meetings and tender gateway reviews to advise on all design matters.
  • Provide tender and project support to Design Management Team.
  • Share best practice with Design Director.


When appointed to support Tenders - Pre-Contract

  • Review the Tender Information including the Employer’s Information Requirements and any existing Design Team appointments and determine the scope and extent of all remaining design work, prior to the Tender Start-up meeting.
  • Verify that the existing Tender (design) Information is compliant, coordinated, affordable (within the existing budget) and buildable prior to the Tender Settlement meeting.
  • Determine, in conjunction with the bid team, the strategy for the completion of all remaining design work.
  • Assess / audit all novated Design Team members and if applicable negotiate any additional services.
  • Prepare and issue fee enquiries for supplementary Design Team members.
  • Select and informally appoint supplementary Design Team members for both Pre and Post Contract Stages.
  • Prepare and issue fee enquiries for any additional survey work and or reports.
  • Produce and agree the Project Stage ‘draft’ Design Programme, Design Deliverables and Specialist sub-contractor Procurement Schedule.
  • Produce and agree the Project Stage ‘draft’ Design Programme and Design Deliverables.
  • Develop, in conjunction with the Design Team, competitive, technically robust design and engineering solutions that respond to the Employer’s Requirements.
  • Engage with ‘preferred’ specialist subcontractors to develop innovative design solutions and close out design interfaces.
  • Compile a schedule of design assumptions, design opportunities (VE), design risks (HSE/CDM) identified during the Tender Stage design process.
  • Assist in the technical review of specialist subcontract tender returns and review all alternative design solutions.
  • Evaluate the commercial responses to specialist sub contract tender returns and propose recommendations for bid inclusion.
  • Produce technical responses for all design questions contained in the tender enquiry document and compile a schedule of Tender Stage design clarifications, qualifications and derogations.
  • Approve all design proposals that are to be included in the tender offer.
  • Prepare for and attend all Pre and Post Tender Interviews.
  • Undertake design performance reviews for all primary, secondary and specialist subcontractor designers.
