The Opportunity


We are seeking a highly motivated and experienced Senior Property Manager to join our dynamic team.


As the Senior Property Manager, you will take overall responsibility for the delivery of the management agreement with the current and future landlord and for all residential real estate matters that contribute to the effective and cost-efficient delivery of the service charge.


Winning residents’ hearts and minds will be pivotal to the success of this role as will a strong working knowledge and understanding of leasehold framework, law, tax, insurance, service charge accounting, client relationship management, compliance and risk management.


You will assertively and passionately communicate the business vision to the rest of the team.


Main Responsibilities


Driving the overall communication strategy to ensure the maximum engagement and collaboration with residents to ensure that money is spent in areas of the development that residents feel enriches their experience of property ownership.


Compiling the annual service charge budget ensuring it demonstrates genuine value for money.


Overseeing the delivery of the service charge in line within the RICS guidelines and industry best practice.


Working with supply chain partners to see how innovation and technology can drive down costs and staying abreast of industry wide service charge scopes and initiatives.


Ensuring that residents to receive excellent customer service from the service charge management team and that timely communications and resolutions to their individual queries is delivered - undertaking regular customer service surveys to evidence.


Engaging with residents to seek approvals for increases in spend in line with the governance processes set out within the latest Landlord Act legislation.


Ensuring that all Health and Safety requirements within a residential development are met and Macro fully complies with all relevant real estate legislative requirements.


Working with the Finance Partner to send out timely service charge invoices and to provide accurate data for service charge reconciliation purposes.


Understanding the asset life cycles to provide summary information and recommendations for the sinking pot spend.


Driving sustainability and energy saving initiatives across the development and supply chain delivery partners to lower the overall carbon footprint.


Keeping abreast with all relevant real estate legislative changes.


The ideal candidate will have:


A qualification delivered by TPI (The Property Institute) and/or RICS (Royal Institute of Chartered Surveyors).


Excellent knowledge of the residential real estate industry.


Proven residential service charge and supply chain management.


Experience within a similar role in a facilities management background.


Customer facing background with strong communication skills, organised and hungry to grow your career and enjoy the opportunities Macro has to offer.
